We recently conducted a Refurbishment Asbestos Survey at a private college in Hampshire, focusing on the white bell tower that is set to undergo significant renovation. This intricate structure, a landmark of the college, will be stripped out and refurbished as part of broader development plans.
The aim of our survey was to assess any potential asbestos-containing materials (ACMs) within the floor voids, wall voids, and other fabric elements of the bell tower. This type of survey is essential under the Control of Asbestos Regulations 2012, which places a legal duty on building owners and managers to identify and manage asbestos risks before any refurbishment or demolition work begins. According to the Health and Safety Executive (HSE), failure to manage asbestos risks appropriately can lead to serious health and safety breaches.
Our inspection revealed asbestos cement within the venting and lining of two wall extract openings. This material, often used in older buildings for its durability will need careful removal to ensure the safety of contractors and compliance with legal standards.
During the survey, we also uncovered insights into the history of the bell tower's construction. Removing sections of ply wall panels revealed that the original exterior of the tower had been clad with slate. Over time, this was covered with timber panelling, creating the distinctive appearance we see today. These discoveries highlight the history of the bell tower and the importance of careful, detailed surveys in uncovering such layers.
With our asbestos survey complete, the college can now move forward with confidence, ensuring the refurbishment works are carried out safely and effectively. Removing the identified asbestos cement will eliminate health risks, making way for a safe structure that continues to be a centrepiece of the college.
