A Refurbishment and Demolition (R&D) Asbestos Survey is required when the building, or part of the building, is to be refurbished, extended or demolished.
R&D surveys are typically subdivided into;
If you are planning works to a particular area of the building that involves little or no disturbance to the main building fabric then we will tailor the survey to best suit your schedule of works. For example, if you have a fire alarm install or are removing an area of internal partition walls, then we will tailor the survey to only inspect the particular fabric affected by the cable routes for the install, or of the walls being removed. We will not cause any damage to floors, walls, ceilings, boxings, fixtures or fittings that do not form part of the proposed refurbishment or fit out works.
Prior to a full building strip out and major refurbishment or demolition, a full R&D Asbestos Survey will be required. This is a fully intrusive and destructive survey and causes damage to the full fabric of the building. As such this survey must be carried out on a vacant and unoccupied building. Due to the level of damage that needs to be made during the survey it is not usually practicable or financially feasible to make good for reoccupation of the building prior to works, although this is certainly possible if absolutely necessary. As such the correct timing and planning of an R&D Survey is imperative.
The purpose of the R&D survey is to:
A Refurbishment and Demolition Survey involves a destructive inspection and ACMs are likely to become uncovered during the process
We will discuss your requirements and offer a solution to suit.
